This old storefront sits on Waverly Ave. between Greene and Gates. I assume it was, at one time, a retail storefront. Now, it seems to be used as a residence.
Sad, since the window gates are kind of ugly and the windows are shoddily papered up. Though I suppose with almost zero foot traffic, how could it return to being a store?
Wonder what would flourish here…

I wouldn’t say ZERO foot traffic- it’s close to a bus stop and a school and visible from one of the major bus routes through the nabe. Also a block away from two of the neighborhood’s large playgrounds.
I could imagine almost any business that caters to parents of young children doing well there be it toys and clothing or an easy place to get food with or for kids. After school the pizza place on Waverly acrosss Greene is slammed with hungry kids.
A restaurant would be hamstrung by the proximity to the school- no liquor license which is where the profits are. But maybe a sandwich shop type thing?
Non-conforming uses “sunset” after two years of non-use. To return the space to retail use would require a variance, which in turn requires meeting the “five findings,” not just ‘wouldn’t it be great if….’
What are the “five findings”?
